SOUTHERN VILLAGE – PROS & CONS
PROS: SOUTHERN VILLAGE is what we call a PLANNED URBAN DEVELOPMENT. This means it was designed to have basically all the elements of a small town contained within the neighborhood. And a big PRO for SOUTHERN VILLAGE is I think they have accomplished just that.
In addition to providing a wide variety of housing – apartments, condos, TH’s & houses, large & small. SO VIL also has it’s own city center – with shops, restaurants, offices, condos, a Weaver Street Market and, a huge pro: the Lumina Theater – which shows indoor AND outdoor movies.
There are also concerts on the Village Green, Sunday evenings below the huge outdoor movie screen. – that’s a huge pro.
Of course, it has a nice Pool, tennis courts and clubhouse, as might be expected.
There’s also a number of Playgrounds all thru the neighborhood.
There are walking trails and a creek that runs thru the hood.
A huge pro is SO VIL has it’s very own elementary school: Mary Scroggs Elementary. And there’s a middle school, Culbreth Middle School, just outside ‘hood, within walking distance. HUGE pros.
SO VIL was Developed 1990’s and one unique feature is it’s hills. The developer decided not to bulldoze all the hills down to make everything flat they usually did, so SO VIL retains a lot of really cool hills. Which is a lot of fun when it snows!
The neighborhood also hosts some of my Favorite restaurants: AL’S BURGER SHACK, TOWN HALL GRILL, RASA MALAYSIA.
PRICES:
HOUSES = $625k – $1.6M
TH = $350k – $750k
CONDOS = $220k – $500k
SIZES:
HOUSES = 2100sf – 6000sf
TH’S = 1150sf – 3300sf
CONDOS = 700sf – 1700sf
Honestly, the only CON about SO VIL is, because it was built in the late 90’s/early 2000’s, some of the houses still have their original kitchens and baths from that era. Kind of dated. Not many, though, because values are so high most people how own homes in the neighborhood find it make sense to go ahead and update/upgrade their kitchens and baths. The neighborhood supports the added value.
You could also say that about the roofs. Roofs in NC last about 20 to 25 years so most of the roofs in the neighborhood are due to be replaced, if they haven’t been already.
